Fun times with my new tenants

On Friday I became the owner of a duplex. One side has renters who redefine ghetto. Though they are caucasian/latina respectively, they make Naonka from Survivor look like a saint. I went to do some maintainenance to the vacant side today and try for the 2nd time to formally introduce myself and offer them a cheap way out of the rental. Little miss latina bitch flew into a rage when I implied that there was excessive damage to the walls and carpet (there is). She spent the better part of an hour following me around screaming at me about how she was going to sue me for disrespecting her and "stuff". Her co renter boyfriend came home and (I'm assuming) she spun him a nice story so he came out and threatened to kill me amongst other things for "talking to his old woman" I went in the vacant unit and called 911 and he entered it while I was calling and was screaming at me for the benefit of the 911 operator who dispatched an officer. I talked him out of the vacant unit and locked the door, he kept pounding on it and I told him I had called the police, he took off in his gf's car like really quick. After the police arrived and did their thing he showed me the dude's criminal record. My tenant has 22 arrests for stuff like assault and batter and residential burglary. The officer, awesome guy by the way even told me they were looking for the sob.

So much for the carrot. I will have to get an attorney and evict em. I have 4 items of their lease they have violated (or are soon to violate) as well as the police record of the visit.

This dipshit is going to discover that threatening to harm your land lord is not a good idea.

I have a friend lined up for one of the vacant units and he is a retired marine. Family friend thinks we should move the marine in to the vacant unit early, hes 3 times the size of Mr. Dipshit and works nights.

I knew these guys would be trouble, but making me call the police after owning the place for 3 days has got to be a record.

Anyone know a cheap (free) way to search this guy's criminal record? I only got a brief look at the officers computer and I want to know if this guy is on parole or a murderer or something. All the search sites I have come across are paid services and I'm a cheapskate.

I had a repeat today when I served them notice to perform covenant or quit (legal jargon for they defaulted on the lease). I hadn't intended to talk to either of them but got a call and was delayed, guess who was waiting for me out by my car when I left the vacant side. More threats veiled and not so veiled. He claimed he had 30 pot plants in the garage. I figure he didn't really have pot plants and only wanted me to call the police again so he could claim I made the conversation up.

So I got a series of text messages today from the woman. I'll admit this latest bullshit actually made me angry for a bit. I've not actually done any of the things she claims and that sexual advances story keeps getting more detailed and absurd every time she tells it. The "multiple intimidating men" was my 63 year old father. I am going to require that she not be present from now on when I go to the house.

From 1916xxxxxxx Please STOP HARASSING me! “If you continue to come to my home, enter with out any notice and come over with out anyone home but myself and my daughters I will call the police again! The police department already has documentation of your odd and harassing behavior as well as the sexual comments made toward me. When you come over and I am home alone I feel unsafe and at risk for my life so I am warning you that if this continues I will call the police again and file a restraining order against you. I also don't like that you try and bring multiple men over to intimidate Kurt. If this continues I will again call the police. If you in fact own this home now you must provide me with documentation proving proof or I will not continue to pay rent. When you do provide this paperwork I will be more than happy to pay my rent BUT will need a police officer here when you come around due to your suspicious behavior! And sexual advances.”

Weird times we live in. I guess that at about this time I would take legal action?

I can't evict them. They have a lease until December.
